Your Questions, Answered

A fire risk assessment helps keep people safe and protects your property. It identifies potential fire hazards in your building, highlights where improvements are needed, and helps reduce the risk of fire starting or spreading.

It is also a legal requirement. If you are responsible for a building, the law requires you to understand the fire risks and put suitable safety measures in place. A fire risk assessment gives you a clear record that you are meeting those responsibilities.

Why do I need a Fire Risk Assessment?

How often does a fire risk assessment need to be done?

Fire risk assessments should be reviewed regularly and whenever there are significant changes to the building, its use, occupancy, or following a fire-related incident. As best practice, reviews are typically carried out annually.

Why do I need a fire door survey?

The Fire Safety (England) Regulations 2022 made it a legal requirement from 23 January 2023 for responsible persons for all multi-occupied residential buildings in England with storeys over 11 metres in height to:

  • Undertake quarterly checks of all fire doors (including self-closing devices) in the common parts

  • Undertake – on a best endeavour basis – annual checks of all flat entrance doors (including self-closing devices) that lead onto a building’s common parts
